Design-led, execution-proven
For more than three decades, across California and the United States, we have joined design vision with disciplined execution, from site analysis and permitting through construction and final delivery.

What we do
Design and delivery under one roof, so the intent of the drawing carries all the way through to the finished garden.

Garden design and documentation
Site analysis, concept, master plan and construction documents, with all landscape design drawn in-house.

Owner’s Representative
We represent your interests through design, construction and installation, coordinating the team, managing entitlements and permit applications, and overseeing quality, budget and schedule.
White-glove procurement
Furnishings, lighting, stone, tile and garden ornament sourced through long-standing relationships with a broad range of quality vendors, specified, ordered and installed on your behalf.

The art of context and continuity
Good garden design begins with the property and the people who use it. We consider the architecture, terrain, light and planting to create outdoor spaces that are beautiful, comfortable and suited to everyday life.
Time on site helps us understand drainage, views, sun and shade, and how each space connects to the next. We bring that understanding into the drawings, material choices and construction details. Technology supports the process; experience and sound judgment guide the decisions that help a garden mature well.
Our approach draws inspiration from John Brookes and James van Sweden.
How a project unfolds
Seven stages, from initial review through construction, with Owner’s Representative services available throughout.
Stage 1: Consultation and discovery
We review city and county records, zoning overlays, easements, topography and utility access, to surface the factors that will shape the creative direction.

Stage 2: Schematic development
Site intelligence, including LiDAR scanning, lets us study terrain, drainage, wind, slope, views, sun and access. We then explore gathering places, gardens and paths that suit the way you live.

Stage 3: Conceptual design
Freehand sketches, relationship studies and early visualizations test ideas and align expectations, resolving into a balanced concept that leads into the master plan.

Stage 4: Site master plan
Circulation, grading, terraces, water and planting zones, defined with precision as a refined black-and-white drawing or a richly rendered color plan.

Stage 5: Construction documents
Dimensions, materials, connections and plant schedules in a shared technical language that reduces misunderstandings, delays and costly revisions, and supports accurate bidding and permits.

Stage 6: Rendering and visualization
Hand rendering and watercolor convey scale, proportion and atmosphere, so your vision is understood long before construction begins.

Stage 7: Owner’s Representative
We manage entitlements and permit applications, coordinate consultants and trades, respond to RFIs, and oversee quality, budget and schedule through final delivery.

Oversight without compromise
“Design-Led, Execution-Proven” means more than vision. It means delivery. As your Owner’s Representative we sit on your side of the table: one accountable voice that sets the brief, leads the team and protects the design from the first sketch to the final walkthrough.

Experienced leadership through construction
For two decades we have served as Owner’s Representative on large commercial and community developments across the United States, from California and the Pacific Northwest to Arizona, Illinois, New Jersey and Florida.
In that work we do not simply coordinate consultants. We lead them: setting the brief, keeping each discipline aligned with the agreed vision and making the decisions that keep design, budget and schedule aligned.

Few garden designers have led teams at that scale. It gives private clients a rare combination: a designer’s eye with the authority and discipline of commercial development.
Design intent, drawn before it is built
Master plans, watercolor renderings and construction drawings carry the design from first idea to finished garden. They are how we hold every consultant and trade to the same standard.

The advantage to you
Long-standing relationships with licensed consultants, trusted trades and select vendors help us secure competitive pricing, coordinate schedules and work with proven craftspeople.
All landscape design is drawn in-house, which keeps the project cohesive. Open-book cost management gives full transparency, and early, regular communication keeps issues small. The result: smoother approvals, tighter cost control and a finished garden that faithfully carries the approved design into construction.
A designer’s eye, a builder’s knowledge
Our foundation is design: a degree in landscape architecture from Cal Poly San Luis Obispo and decades of experience designing estate gardens. Fourteen years leading a design/build studio, followed by two decades serving as a commercial Owner’s Representative on community developments across the United States, taught us how details are built, what they cost and where problems can arise. That knowledge now serves our clients, on their side of the table.
